What is this concept of Private Mortgages and Private Mortgage Brokering?

As banks, primary lending corporations (Fannie Mae & Freddie Mac), new investors, and principals make the lending requirements stricter for borrowers, the concept of private mortgages becomes more and more plausible—the concept that Dayspring has been using for about 6 years already.

Dayspring is putting good borrowers that the banks are rejecting, together with retirees that are looking for alternative investments. Most retirees are tired of the stock markets that fluctuate widely and threaten to take away their nest egg, sick of low interest on their money market accounts, and done with certificate of deposit investing which pays them back at below the inflation rate.

At Dayspring Financial Solutions, we put the two together for a nice marriage of benefit for both the good borrower and the retiree/younger real estate investor. Thus we are private mortgage brokers looking for both good borrowers and smart real estate investors.

Our real estate receivables come in two forms—new loans and existing contracts and deeds of trust. A third receivable is a pre-arranged contract or deed of trust we design to be sold to an investor at the closing table.

All of our receivables stand the scrutiny that title insurance provides by searching the public records. Title insurance is provided to the investor and all transactions are closed with a title company or an attorney. Contract collection services are available, chosen by the investor in most cases. Credit reports are run and personal information is gathered for each investor to make their decision. Our investors are in the driver’s seat always. Because we are licensed mortgage brokers, we abide by all the laws as administered by the Washington Department of Financial Institutions.
