Steps to Receive Your CASH.

We take care of the details and pay ALL CLOSING COSTS.

  1. Submit the FREE QUOTE form on this website with as much information as possible. Call or e-mail us if you have questions about the form.

  2. If you do not have information at your immediate disposal, simply call the escrow company that collects the payments and authorize them to fax us your file. (Copy of contract or note, pay history, closing settlement statement, etc.)
  3. We will quote your note within 24 hours.
  4. If you choose to pursue the sale, we will need copies of all documents in order to proceed. (All of the above plus proof of fire insurance on dwelling.)
  5. We run a credit check on the buyer. (We will need the buyer's address, a previous address, and Social Security Number.)
  6. We give you an opportunity to sign a Mortgage Purchase Agreement, which legally binds the process.
  7. Our underwriters look at the transaction and decide if there is a need for an appraisal.
  8. Underwriting and preparation of the closing documents will take about 7 working days.
  9. Closing documents are sent to you with a return receipt.
  10. Once those documents are signed and returned and recorded with the County Auditor, the transaction is funded.
